Good story, but I do have a few comments.
1) It was stated that the only blade that could harm the Nazgul was an Elvish blade. Since it seems that there aren't any Elven smiths around, I doubt if the spear was Elvish.
2) What happened to the ring? I realize you say they never found out, but it would be very, very nice to know what went wrong.
3) Why would Eowyn not go to Gondor in the first place? It's not really in her nature to just do as she is told. She would have to have a really good reason, such as an attack on Rohan, which was never mentioned and in which case some of the other troops, and possibly Theoden himself would have stayed behind to defend their city. This is, however, an unlikely occurance because Sauron's forces are focused on Gondor and Saruman's Uruks have been defeated at the battle of Helm's Deep.
4) If you get a chance, would you read "Child of Man", my Eowyn fic, although it's not entirely Eowyn centered. 5) How did Gandalf die? I doubt if it's realistic for him to die because he already died in Khazad-dum.
6) The other three Istar would still be in Middle Earth and they weren't even mentioned. I think they would be present at this final battle.
7) The witch king may have died, but they still have Sauron to contend with.
8) I would really like to know how the battle of Gondor was lost with the army of the dead. They are unkillable.
9) I believe that is all the comments that I have. If you would clarify these points, I would be very grateful.

You've created a very dark world here, and despite Eowyn's valiant victory, one likely to remain dark. But such a vivid picture; a very well-done 'what if'.
